The Sex Substitute 2 (2003)

House-sitter Nick finds himself temporarily in charge of a struggling small motel but a mistake in the address for a sex therapy clinic finds their clientele arriving at the motel instead where Nick and his friend Drake are more than happy to dispense their version of sexual enlightenment.
